Beyond the Transaction: Why Real Estate is the Ultimate Wealth Engine

As our founder, Brandon Davis, recently noted, “Stacking cash isn’t building wealth… it’s slowly losing it.” If your money is just sitting in a traditional savings account, it is losing ground against inflation. True wealth requires an engine, and in our experience, nothing accelerates growth quite like real estate.

At Corbett Consulting, we view real estate as far more than mere transactions or property management. It is the active, driving force of a dynamic financial portfolio.

Why Real Estate is the Engine:

Leverage: Real estate allows you to control a large, appreciating asset with a fraction of your own capital.

Cash Flow: We focus on acquiring assets that work while you don't. Cash-flowing properties provide a steady stream of income that is often insulated from the volatility of traditional stock markets.

The Off-Market Advantage: In the high-end tier, the best opportunities are found through industry-wide relationships, not public listings. We empower our partners by unlocking doors to unique, off-market assets.

The Corbett Consulting Edge: We inspire our partners to see the real estate world differently. We aren't just looking for a place for you to park your capital; we are looking for a sustainable advantage in the marketplace.

Ready to put your money to work? Let’s build your wealth engine. Contact us today to discover your next unique real estate opportunity.

Most people think wealth shows up looking like a finished product. They see the final result—the successful portfolio, the passive income, the lifestyle—and they think, “Must be nice. They have it made.” But here is the truth that most "gurus" won't tell you: Wealth rarely shows up looking like certainty. In the real world of real estate, wealth-building looks like risk. It looks like hard work. It looks like making a series of very uncomfortable decisions while everyone else is waiting for a "safe" signal that never comes.

The Opportunity Mirage

Opportunity is a master of disguise. It only looks like "opportunity" in the rearview mirror—after the property has appreciated, after the community has grown, and after the rent checks have been stacking for years.

Before that? It looks like:

Tedious inspections.

Overwhelming renovations.

Looming uncertainty.

The question isn't whether the opportunity exists; it’s whether you have the guts to act when others hesitate.

Training the Mind to See Abundance

As a real estate investor, I’ll be the first to tell you: I’ve failed more than a few times. But I don't look at those as losses. Every setback sharpened my vision. It gave me the "investor's eye" to recognize value where others only see a mess.

The abundance that shows up in your life is a direct reflection of how well you’ve trained your mind to recognize it in the first place. This is the core of how I mentor people, both personally and professionally. If you aren't training your mind to see the potential in the "inspections and renovations" phase of life, you’ll never reach the "appreciation" phase.

The B.R.A.N.D. Framework

Gutsy Moves aren’t about being reckless or avoiding risk. They are about preparing consistently, seeing the data clearly, and stepping forward while the rest of the world waits for "perfect" conditions.

In my mentoring, I live by a simple acronym to keep the momentum going when things get tough:

B – Be

R – Repetitive

A – And

N – Never

D – Deviate

Success is found in the repetition. It’s found in the discipline of sticking to your "Building Wealth Map" even when the path gets rocky.

The Final Ingredient

And through it all? Smile. If you're going to build a legacy, enjoy the process. The uncertainty is just part of the price of admission for a life of freedom.

Are you ready to stop waiting for certainty?

At Corbett Consulting, we help you prepare so you can see clearly when others are blinded by risk. Let’s build your "Financial Itinerary" together.

Spring into Strategic Growth: Seeing the Market Differently

As the weather turns and the vibrant energy of spring awakens, the real estate market naturally begins to heat up. However, we know that the most prestigious opportunities aren’t found just by waiting for the spring rush—they are secured through meticulous strategy and a fresh perspective.

Whether you are seeking a primary estate, a high-performing rental asset, or a flagship commercial location, relying on the seasonal tide is a risk you don't need to take. At Corbett Consulting, we believe that true success requires more than good timing; it requires the vision to Empower, Perform, and Prosper.

1. The "Off-Market" Advantage: Uncovering Early Growth

In a competitive landscape, the most exceptional properties often never hit the public MLS. Finding these rare opportunities requires more than a standard search alert; it requires strong, industry-wide relationships and a reputation for discretion. We don't wait for the right property to simply blossom on the open market—we partner with you to discover unique opportunities and secure them before the rest of the market even knows they are available.

2. Cultivating Your Wealth: Preservation & Sustainable Growth

For the sophisticated owner, real estate is the cornerstone of a diversified portfolio. We aren't just talking about a property; we’re talking about building a sustainable advantage and multi-generational wealth.

For the High-End Homeowner: Your property is a sanctuary that doubles as a hedge against economic shifts. Equity isn't just a number—it’s a robust root system for your net worth.

For the Strategic Investor: From luxury vacation rentals to boutique commercial hubs, we focus on assets that offer significant tax advantages and long-term appreciation, building true wealth through real estate.

For the Visionary Business Owner: Owning your commercial footprint in a high-growth area secures your brand’s future and adds a tangible, appreciating asset to your corporate balance sheet.

3. Performance Over Passive Waiting: The Art of Execution

In high-stakes real estate, a seamless close is the byproduct of superior preparation. When dealing with multi-million dollar contracts, complex inspections, or nuanced zoning for commercial ventures, just "going with the flow" of the spring market won't get the deal done. Success requires a sophisticated partner who empowers you to navigate complexities. We manage the high-level negotiations and protect your time, ensuring your transition is as successful as it is strategic.

Ready to Build Your Sustainable Advantage?

As the seasons change and fresh energy enters the market, enjoy the warmer weather and the spirit of renewal. But when you are ready to make a definitive move to build wealth with real estate, don't just follow the spring crowds.

Whether you are looking to live, invest, or expand your business footprint, Corbett Consulting inspires our partners to see the real estate world differently.

Contact us today for a private consultation, and let’s secure your next great asset.

From Primary Residence to Portfolio: The Capital Strategy for Wealth-Building Investors

The foundational principles of real estate acquisition start with capital access and education. While most Americans understand buying a primary residence (the "golden ticket" of pre-approval), building a lasting real estate portfolio requires a more sophisticated approach.

The foundational principles of real estate acquisition start with capital access and education. While most Americans understand buying a primary residence (the "golden ticket" of pre-approval), building a lasting real estate portfolio requires a more sophisticated approach.

As the Gutsy Moves podcast points out, once you move past the residential conversation, you enter a nuanced world:

“The next step moving away from solely the residential conversation starts to get into the nuances of how you piece partnerships together... are you doing passive investing... or are you doing active investing with partners where you’re developing an LLC [and] operating agreement?”

Capital Access: Beyond the Traditional Bank

For the wealth-builder, "access to capital" means more than a conventional mortgage. It involves setting up your financial structure to support multiple deals:

Active Investing: You are the operator. You need to structure funds via hard money lenders, commercial banks, and possibly private lenders, secured by assets in your LLC.

Passive Investing: You are the capital partner. This involves understanding private equity funds or syndications, where you invest alongside others for a return without management duties.

The Investor's Financial Itinerary

For Corbett Consulting clients, the "financial itinerary" is not a pre-approval; it's a full-scale business plan. Before you start the hunt for industrial, mixed-use, or warehousing properties, you must:

Establish Legal Structure: Set up your LLC and define ownership percentages and operating agreements with partners.

Source Capital Channels: Determine if you will use traditional commercial financing or non-QM lending (Wall Street products) for leverage.

Set Exit Criteria: Your financing structure must align with your ultimate goal (e.g., hold-and-rent vs. fix-and-flip).

Corbett Consulting helps you perform this crucial heavy lifting first, ensuring your capital structure is solid before you start making offers.

Ready to scale your real estate wealth?

➡️ Book a consultation with Corbett Consulting to design your strategic operating agreement and capital access plan.

Handel’s Ice Cream

Handel’s Ice Cream, loved for its delicious and creamy flavors, is the perfect place to stop and cool down this summer. Originating in Youngstown Ohio, their first shop was opened in 1945 by Alice Handel. What started as a modest venture, has grown into a celebrated chain, extending out west all the way to Arizona. As of 2024 the company operates 125 corporate and franchise stores in 12 different states!

Handel’s Ice Cream was founded on a simple yet powerful idea; to create ice cream that warms your heart and your taste buds with every scoop. Alice’s commitment to the quality and flavor of each carefully crafted ice cream is the reason Handel’s gained popularity in Youngstown and the surrounding areas quickly. Each Handel’s store has more than 45 flavors that rotate, currently the two flavors of the month are Oreo Dough (my personal favorite) and the classic strawberry that is made with real berries. They also recently released a new flavor Carrot Cake which is bursting with warm spices and swirled with rich and smooth cream cheese.

Each new location grows Handles inspiration for new ice cream flavors. While maintaining its classic offerings, Handle’s also embraced local tastes and introduced flavors inspired by each new area it opened a shop in. Two flavors that were inspired by the Arizona expansion were Prickly Pear Sorbet and Cactus Cooler Sherbet. Although their ice cream flavors are the best in the world (If you ask someone from Youngstown at least), they are also loved because of the experiences and memories people cherish from there. Whether it’s family gatherings for a sweet treat after a day of exploring, a cool snack after a sports game, or friends catching up over a cone of their favorite flavor, Handel’s creates moments of joy and connection. The friendly service and welcoming atmosphere allow you to have a great experience every visit that makes you keep coming back.

As Handel’s Ice Cream continues to grow, it remains committed to its roots of quality, tradition, and innovation. The journey from Ohio and surrounding states all the way to Arizona and California on the West Coast, shows the love that people have for this delicious ice cream all over the United States. Whether you’re a longtime fan or just discovering Handel’s for the first time, one thing is certain: there is always room for one more scoop of flavorful happiness! Don’t forget to pop in this summer and enjoy one of their many fan favorites like Graham Central Station, Buckeye, Cake Batter, or Salted Carmel Truffle.
Rotterdam, Netherlands sights to see!

The blog you were waiting for… a second part to truly highlight the beauty and complexity of Rotterdam, Netherlands. Our project Coordinator Debbie has broken down the best spots in town, food that you must try, and other helpful tips to make sure when you take a trip, you’re prepared to have the best time. If you haven’t read it yet, check out the Rotterdam, Netherlands Blog to understand more of cities history

The Rotterdam library (Bibliotheek Rotterdam) is a perfect spot whether you’re looking to relax, take in a good view, get work done, or even grab a coffee, the library has a little bit of everything. The library is renowned for its modern and innovative architecture . There were three different designers (Winy Maas, Jacob Van Rijis, and Nathalie de Vries) that created this building with striking geometric shapes and large glass windows that fill the rooms with natural light. The library also has an extensive collection of books, magazines, newspapers, and other materials that cover a wide range of subjects to cater to everyone.

The library stands six floors high, with different views and spaces throughout to ensure that everyone can have a great experience when visiting. When looking out of the glass windows in one of the library’s wings, you can actually see the well-known cubed houses, or you can head to the rooftop where you’ll see panoramic views of the city. You can also take a walk around the building and take in the breathtaking architecture including wooden staircases and designs, unique relaxing spaces, or you can join in on different activities and events going on.

In the previous blog, the history and evolution of the city in response to WWII was explained in detail. When visiting the city, you can take many different tours that will dive deep into the history and architecture throughout the city. However, you can make your own itinerary of significant spots, amazing views, and architecture. Around the city you can see lit markers and fire stones that mark the perimeter from when the city was bombed and destroyed. Another spot, located in the center of the city, is Post Rotterdam, which is one of the only original structures still standing after the Rotterdam Blitz. The post office has been remodeled on the inside, but if you look at the exterior you can still see bullet holes in the building’s original structure. You can also visit Markthal which was designed to create a combined market and residential building. The building has a combination of food, living, shopping, and parking all in a single structure. Throughout the Markthal you can see over 90 different spots to eat or shop at, with more than 200 apartments, and 1,200 below-ground parking spaces. Although the building is shaped like a dome, it is enclosed by a cable net façade with glass panes that are hanging on it for protection from weather.

The transportation system in Rotterdam, Netherlands is famous for its complexity and effectiveness due to many factors. Rotterdam is one of the largest and busiest ports in the world, and its transportation system is intricately connected to port facilities to allow efficient movement of goods by sea, rail, or road. This transportation plays a major role in the economy, not only for Rotterdam, but also the entire European continent. Rotterdam has various modes of transportation, such as trains, trams, buses, bicycles, and water taxis. The diverse options provide numerous ways to navigate the city and the surrounding areas for the most convenience to you. The city promotes eco-friendly modes of transportation, such as cycling and electric vehicles, and has implemented policies to reduce carbon emissions, improve air quality, and encourage the use of renewable energy sources while using transportation. There is also bike traffic control, with rules and laws to follow just like a car. This is to ensure that the car lanes, bike lanes, and walking lanes all work seamlessly together to make sure everyone is safe. Despite its complexity, the transportation in Rotterdam is highly effective and efficient, as it connects people and goods within the city and beyond while also prioritizing sustainability and innovation.

The best was saved for last… the food! Rotterdam’s food scene is diverse and dynamic, reflecting the many cultures of the people that have settled there and call it home. Stroopwafels are a delicious Dutch treat that are thin waffles filled with caramel syrup. You can find these all across Rotterdam in different bakeries and shops. Rotterdam has many different cuisines including Indonesian, Surinamese, and Turkish foods that will be all throughout the city. Seafood is also very popular as Rotterdam in a port city, so they are able to offer a lot of fresh seafood options. Rotterdam is also becoming a craft beer scene with several breweries and bars offering a wide selection of local and international brews.

Penguin City Beer

Penguin City Beer, nestled in the heart of Youngstown, Ohio, started off as a beer distribution center and is now known and loved as a local pub. Established in 2018, Penguin City is a beacon for the community that encourages families, friends, and the community to get together to celebrate life, the culture of Youngstown, and wonderfully crafted beer.

The journey began with Co-Founers, husband and wife duo, Aspasia Lyras-Bernacki and Richard Bernacki (the brewer), in an old train station, where they started crafting beer and distributing to other businesses. Penguin City beer is a crisp golden ale that is brewed with high quality malts and hops that give the beer an Eastern European twist that makes you keep going back for more. Their beer is perfect for all seasons, anytime of the day, and any event or celebration that your having! The saying “tough times don’t last, tough cities do” is the Penguin City slogan for the city to know that we may have tough times, however, the city of Youngstown is strong and will overcome any obstacle, together.

Although in 2018 they were only distributing, the owners had many dreams for expanding the building to be able to craft more beers and accommodate more people. Finally in 2021 their chance came to buy the new and improved Penguin City that we know and love today located at 460 E Federal St, Youngstown, Ohio. This new space is over 33,000 square feet and had previously sat empty for years until it was bought and renovated in nine months. Richard and Aspasia spent an immense amount of time deigning the building to truly show their brand and give the City of Youngstown a place they are proud of. Youngstown was once a booming city but in recent years the nightlife had simmered down. The plan was to introduce Penguin City Beer to bring life back into Youngstown by having a place that people can enjoy an event at or rent out for their own event.

The space was completely renovated to hold 12 regular taps, four 10-barrel serving tanks, four 3.5-barrel fermenters (for single pour customers), and so much more. The building gave Aspasia and Richard space to truly elevate the beers and services they offer. The renovation restored a former steel mill distribution center, to a a spot that locals are able to enjoy something different. During the renovations in 2021, the company uncovered an old beer bottle from the Smith Brewing Company (which was the first ever brewery in Youngstown in 1846).

The History of Rotterdam, Netherlands

Our Project Cordinator, Debbie, loves to travel and is often asked where people should consider going. Rotterdam, a large city in the Netherlands is always at the top of her list for recommendations. Team member, Alexis, recently discussed the city with Debbie and is excited to share what she learned in this blog.

Rotterdam, founded in the mid-13th century, was named after a dam in the Rotte river. Known as the largest port in Europe, it is the second largest Dutch city with over 600,000 residents. What first started as a fishing village is now a renowned international center of trade and industry, that is known as a city of interculture with people from all over the world choosing it as their home. This city is one of the most unique cities in the Netherlands because of its history and its evolution.

In the beginning of World War II, the entire city was occupied and nearly destroyed by German Nazi bombers. On May 10, 1940, German soldiers invaded the city and gained control of bridges, which were the primary source of transportation and communication for the country. This attack led to the Germans giving the city an ultimatum: surrender or the whole city would be destroyed. City leaders began negatioations with the Germans and as a result the bombing was postponed. Unfortunately, the bombers were not notified of this delay, and on May 14th, 1940 German planes to dropped over 1,000 bombs on the city of Rotterdam. This day is known as the Rotterdam Blitz, which led to the death of at least 1,000 residents, and the entire population (over 80,000 people) homeless or displaced during the German rule for the next five years.

Fast forward to 80 years later and Rotterdam is a evolutionized city that is rich in history, art, culture, and architecture. In recognition of its rebuild and new purposeful design, Rotterdammers recognize May 18th as Opbouwdag (Constructions Day) to celebrate the achievements in the building and infrastructure gained between the end of WWII and 1970, when postwar construction was finally completed. Post war plans commenced with the the building of the dam to prevent flooding because in places like Holland, the city is located below sea-level. The city had plans that included expaded and improved ports, updated water pumps, organized and efficient public transportation, historical museums (Maritime Museum, Boijamans Van Beuringen Muesuem, etc.), new modern homes (Cube homes by Piet Blom), and funky and useful building designs (Markthal, White Huis, etc.). The entire month of May is in fact dedicated to the fanstaic architectural marvels within the city.

Today Rotterdam is completely rebuilt into a beautiful city with so much to see and so much history to learn. Rotterdam is also home to bridges that are not only architecturally significant, but also critical to transportation, trade and industry. Bridges like the Erasmus Bridge (known as Swan Bridge), Willemsburg Bridge (highly visible due to its bright red color), and De Hef (which is no loner in use) stand tall in the city attracting residents and tourists. Almost all bridges in the city, regardless of size, can lift, turn, or move in some way to allow passing ships through. It is also very easy to get around the city either by foot, car, tram, bus, metro, taxi, water taxi, bike, or other methods. The transportation Rotterdam is very efficient and can make it easy to travel to other cities and countries quickly.

A Few Travel Tips

Don’t worry, English is actually spoken by almost everyone, and it’s typical for people that live there to speak multiple languages, so it will be easy to ask for help or suggestions.

It’s important when driving to ALWAYS look for bikers, as they have their own designated lanes and traffic signals.

Unlike the US, the first floor of any building is called the Ground Floor. Floors above them are numbered sequentially. Thus, if you visit a building that Americans would label as having three stories, it may only be considered two stories by Dutch standards.

Make sure to check out the unique museums, bridges, architecture, and transportation systems in the city. Rotterdam offers immense opportunities for everyone and is a trip you MUST take. Keep an eye out for another blog entry that will go more in-depth regarding places and sites to see as well as food and entertainment.

Moms are often the unrecognized heros in our lives. Mothers never stop being your mom, whether you’re a child, a grown adult, or even a pet, your mom will always be YOUR MOM. Mothers Day is a day that is dedicated to honoring and celebrating mothers and is a tradition in many parts of the world. Originating in ancient times, now evolved into a special occasion where you express gratitude, love, and appreciation for the women who have played pivotal roles in our lives.

This concept can be traced back to ancient civilizations. In Greece there were festivities held to honor Rhea, the mother of the gods. Ancient Romans also celebrated a spring festival called Hilario dedicated to Cybele, the mother goddess. These early celebrations laid the foundation for recognizing maternal figures throughout history.

Our celebration for Mother’s Day now, is because of Anna Jarvis, an American social activist, who campaigned for this official day to honor mothers since 1858. Fast forwarding to 1914 when President Woodrow Wilson officially declared the second Sunday in May as Mother’s Day in the United States. Ever since then, this holiday has been celebrated in the US, and has spread to other countries. It is normal on Mother’s Day for maternal figures to recieve heartfelt gestures, thoughtful gifts, and spend time with their loved ones.

This year, Mother’s Day falls on Sunday May 12th, 2024. If you’re looking to do some shopping, there are so many places that you can look.
